Crossett Industrial Park--Located in an Opportunity Zone

The Crossett Industrial Park is well equipped with water, sewer, natural gas, electricity, and rail access, along with looped fire protection and broadband access. A new fire station sits on Highway 82 less than a mile from the site. There are 700+ acres available to the 34 Acre Select Site.

The Park boundaries are as follows: Arkansas, Louisiana & Mississippi Railroad and Highway 82 on the North, Ashley 252 on the South, Alvar Resins and Cynergy Cargo on the West, and 700 acres of industrial property on the East.
The site has direct access to Arkansas Highway 82 which is currently being widened to 4 and 5 lanes and will give 4-lane access to Intestate 20 by 2022. Arkansas Highway 82 sits less than a mile via industrial road from the site.
US Highway 425 sits less than 10 miles from the site via Arkansas Highway 82. U.S. Highway 425 provides North/South Access out of Crossett.
The Northern boundary of the site is the Arkansas. Louisiana and Mississippi short-line railroad. The short-line is owned by the Genesee and Wyoming Short-line Railroad, the largest short-line operator in the world.
The AL&M has connections with two Class 1 operators which helps to keep freight costs down. The interchange point for both Class 1’s is approximately 50 miles south of Crossett. The Class 1 operators are the Kansas City Southern and the Union Pacific. The Genesee and Wyoming is large enough to handle major routing schedules throughout North America and movements to Asia, South America, Canada, and points beyond out of Crossett.
Infrastructure
Water: The park is served with a 10-inch water main providing 55-58 psi. A 750,000-gallon water tank sits in the park. In 2015 looped fire protection was added and water lines extended to the industrial park boundary to the East.

Sewer: The park is served with a 6-inch forced main. Bew improvements are currently being made to the sewer system that will add additional capacity to the park. In 2015, a new sewer lift station was added for the industrial land east of the park.

Electricity: Entergy Arkansas serves the Crossett Industrial Park with 13.8kV 3-Phase service with a secondary voltage of 120/208Y and 277/408Y 3-phase. Transmission voltage: 115,000; City Primary 1,550,000; Service Voltage Available: 240-277-408.

Natural Gas: Summit Utilities provides natural gas to the Crossett Industrial Park. Gas is supplied via a 4-inch line with normal supply being 100,000 chf @ 10 psi. Pre-engineering studies have been completed showing availability to supply much greater volumes as needed.

Current tenants:
Cynergy Cargo Trailers, Delek Biofuels, and Alvar Resins currently make their home in the Crossett Industrial Park, and each tenant is served by a rail spur to their facility.

Cynergy Cargo Trailers selected Crossett for their second location in 2020. The company supplies enclosed cargo trailers and will employ more than 70 people at full operations.

Delek Biofuels produces 15 million gallons of biodiesel annually from a variety of feedstocks. Delek, US also maintains storage at the Port of Crossett.

Alvar Resins produces a variety of products for the printing ink and varnish industries, and road marking products.

Weyerhaeuser owns over 1,500 acres of land surrounding the Crossett Industrial Park with Ashley 252 splitting the acreage into two tracts. Weyerhaeuser is currently growing Southern Yellow Pine on the land and is aggressively working with the Crossett Economic Development Foundation to market the land and timber for industrial development.

Recent developments:
In 2015, the Crossett Economic Development Foundation received an EDA grant for infrastructure improvements in the Crossett Industrial Park. This allowed for the extension of water and sewer lines, a new, hard-surfaced access road, and a new sewer lift station.
