The site, zoned industrial, has undergone rigorous inspection to complete a Phase I Environmental Study, a Wetland Delineation, a Cultural/Archaeological Study, and Geotechnical Survey, all provided in links to these and many other documents at the bottom of this page.

This site has access to the Timber Rock rail spur, which connects to the Kansas City Southern main line running north/south through DeRidder. It has frontage on U.S. Hwy. 190 (east/west) just minutes from U.S. Hwy. 171 (4-lane, north/south). It is adjacent to the Beauregard Parish Airport. A natural gas pipeline runs across the site. Potable water is available at the site. City sewer lines are a short distance away. Electric service with industrial capacity is available with dual-feed redundant service from Cleco and Beauregard Electric.

Sitting atop the Chicot Aquifer gives the site access to one of the most abundant underground high-quality water resources anywhere in the U.S. Thousands of additional acres are available beyond the certified site boundaries -- property owned by the Beauregard Parish Police Jury.
